Applications, Lease, & Rent

Rent is due on the first day of each month. We accept checks, money orders, cashier's check, debit in the office, or online with an e-check or credit card. We offer a grace period of three days. The late fee is 10% of your market rent.

We know life can be unpredictable, so we are flexible! We offer flexible lease terms of 3-14 months.

No hidden fees here! We only charge a water, sewer and trash fee on top of your rent amount. No expensive media packages or other “surprises” here..

The application fee is $40 per person. Anyone over the age of 18 must apply.

We require a household income of 3x the market rent and a full criminal and credit screening, along with verification of past rental history..

​Yes there is a required security deposit and a portion that is refundable based on the condition of the apartment after move-out. ​

​Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended.

​There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent.

Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

We do not allow smoking inside the units or patios. Residents may smoke 25 feet away from the buildings. No smoking in any of the common areas is allowed

​Yes, we offer internet services through Mereo. The complimentary internet speed is 100 Mbps. We also offer upgrade options. You can upgrade your internet for an additional monthly charge, 200 Mbps $25 per month, 500 Mbps $50 per month or 1 Gbps $75 per month.
