When is rent due and how do I pay? Is there a late fee for overdue payments, or grace period?
Rent is due on the first day of each month. We accept checks, money orders, cashier's check, debit in the office, or online with an e-check or credit card. We offer a grace period of three days. The late fee is 10% of your market rent.
What leasing options are available?
We know life can be unpredictable, so we are flexible! We offer flexible lease terms of 3-14 months.
What other fees are required long with rent?
No hidden fees here! We only charge a water, sewer and trash fee on top of your rent amount. No expensive media packages or other “surprises” here..
Is there an application fee?
The application fee is $40 per person. Anyone over the age of 18 must apply.
What are the application requirements?
We require a household income of 3x the market rent and a full criminal and credit screening, along with verification of past rental history..
Is there a security deposit and is any of it refundable?
Yes there is a required security deposit and a portion that is refundable based on the condition of the apartment after move-out.
Is renter's insurance required?
Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended.
What happens if I need to move my lease expires?
There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent.
Do you offer any discounts?
Yes! We are proud to offer monthly discounts to students, teachers, military personnel, police and preferred employers.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
Do you accept Section 8 vouchers?
Yes.
Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Can I request a specific apartment & can an apartment be held?
Yes, depending on availability.
What are the hours for the pool? Is it open seasonally?
10am - 10pm Pool is seasonal, and the jacuzzi is year-round
What are the hours of the clubhouse?
Mon & Thurs 8:30-4:30, Tues Wed Fri 9-5, Sat 9-2
What are the hours for the fitness center?

Do you have package lockers/how do I get my packages?
Packages are dropped off to the mailboxes
Do you have grills available?
Yes, we have a picnic and BBQ area on site.

Is there public transportation nearby? What stop is closest?
We are near commuter trax stations, the closest is 6 minutes from our property on the Clearfield rail.
Are you near any transportation routes? Which ones?
We are 2 minutes from the entrance to I-15 and 10 minutes from U.S.89
What is the smoking policy?
We do not allow smoking inside the units or patios. Residents may smoke 25 feet away from the buildings. No smoking in any of the common areas is allowed
Do you allow pets? What is the pet policy?
We are a pet-free community. Please visit our nearby pet-friendly sister community: Orchard Cove in Roy
What is the parking situation?
Once you are an official resident of our community, you will receive one assigned covered parking stall free of charge. Unassigned parking is first come first serve.
Are washers and dryers available? Are they in the apartments?
We have electric washer and dryer hookups in all the apartments.
What kind of appliances are in the kitchen?
Apartment appliances include a refrigerator, electric stove, dishwasher, and garbage disposal.
Is there a shower or a tub?
Apartments feature a space-saving tub/shower combo.
Do apartments have air conditioning?
Yes, each apartment has central air conditioning to keep you comfortable.
Are the apartments furnished?
No.
When were these apartments built? Have there been any renovations?
Our apartments were built in 2000.
What type of flooring do the apartments have?
Carpet and Vinyl.
Do you have free internet/WIFI?
Yes, we offer internet services through Mereo. The complimentary internet speed is 100 Mbps. We also offer upgrade options. You can upgrade your internet for an additional monthly charge, 200 Mbps $25 per month, 500 Mbps $50 per month or 1 Gbps $75 per month.
